The company will seek to acquire primarily higher yield distressed multifamily
properties within the United States. Student Housing, Office, Mixed Use and other
similar income properties will also be targeted on a case by case basis.
Preferred locations will be both primary and tertiary markets. Class B and C
assets will be primary targets..
DACM will seek to purchase assets that can generate returns through one of the
following methods:
1. Purchase of Property that is REO.
2. Purchase of property that is value add and can be improved through
renovation.
3. Purchase of existing debt at a discount.
4. Structured acquisitions from lenders or troubled owners.
DACM will partner with other firms and individuals to form joint ventures for its real estate acquisitions.
DACM will partner on a contract basis with Investors’ Property Services to provide property level management of each of its acquisitions. Investors’ Property Services has a 30 year history of providing third party income property management services on a national basis and it is owned and operated by DACM principal, Robert C. Warren III.
Over the past five years, Investor’s Property Services has directly managed over 20,000 residential management units and over 2,500,000 square feet of commercial space in nine different states.
